Quotes for any variations have to be approved by you prior to any work being done to make sure you are fully aware of any additional costs. We fully document all variations and changes.

  • We offer a 10-Year Registered Master Builders Guarantee. This covers Loss of deposit and Non-completion, materials and workmanship, and structural damage.
  • We treat every home and project as our own. Because we do that our quality far exceeds trade standards in all aspects. We carry out quality control inspections throughout the project to not only ensure building code requirements and council regulations are met – but to make sure we consistently meet an exceptional level of workmanship.

Our interactive web-based communication system allows you to keep track of your project at any given time no matter where you are. Weekly project reports are provided to you as well as regular site visits at the crucial stages of the build.

What is an initial consultation and what does it cost?

An initial consultation meeting can be arranged to discuss proposed build options, design and budget. This is a good chance to bounce ideas off us and also a great opportunity for us to understand what is important to you. This is a free service we provide.

Can we provide our own plans?

Definitely. Although a large portion of our work is design and build we often build off plans that the owner has submitted to us after the design is complete. This is no problem and we would be happy to provide a fixed price quotation.

What does the design cost?

The cost to complete a concept design for a house varies based on the complexity and the design. Once we establish your requirements and understand your design brief we will provide you with a quote for the concept drawings. A letter of engagement will cover this portion of works. Please remember if you decide to build with us these fees are waived.

What will the council fees cost?

It does depend on what local council authority we are working with and the value of the new build itself. But for an average size new home it would be safe to allow approximately $4500-$5500. This is for building consents only.

What is a fixed price?

A fixed price is a quoted amount that does not change. We will provide you a fixed price contract to build your new home based on our full quotation summary and the plans and specifications. During construction if you decide to make any changes we will quote the extra amount. You are then required to authorize each variation prior to any extras being carried out. This reinforces our NO SURPRISES POLICY.

What is your square meter rate?

The simple truth is you get what you pay for. A discount in price is most likely a discount in quality. We design and build quality homes for people wanting modest cost effective smaller homes and luxurious larger homes. Whatever the budget we will guarantee you are delivered with a quality home that ticks all the boxes. All of our homes are built by our award winning team with a passion for perfection – we treat every project large or small as if it were our own.

How do I select a builder?

The best way to select a builder is by requesting they provide referees. This is a list of clients from past recent projects they have completed. Make a phone call to a few of these referees as it will become very obvious as to what they are like. Go and look at a couple of recently completed projects and see for yourself the quality of finish. A few other important factors to think about are – Are they trade qualified? Are they licensed? Are they a member of an independent association such as Master Builders or Certified Builders?

Do I get a guarantee when building?

Yes, as we are Registered Master Builders we can offer one of four 10 year Guarantees.  The Standard, Classic, Premium or Kiwi guarantee. These will cover you in the unlikely event of loss of deposit, non-completion, defective workmanship, rot and structural defects. The Master Build guarantee gives you piece of mind just in case things end up out of your control.

How long will my project take?

It depends on the overall size and complexity of your home. We will work with you providing you with a full construction schedule prior to commencing.

What suppliers do you use?

Over many years of building homes in the Waikato, Urban Homes have established relationships with a wide pool of key suppliers. With our extensive range of sub-contractors and supplier relationships we can ensure that you have access to a wide range of products and services at a competitive price. All of our contractors have been especially selected to ensure we consistently provide a high quality finish and service because – just like you – we demand and expect the best.

Can I visit the site during construction?

Yes of course it is your home. Our dedicated construction manager will also arrange regular site meetings to make sure you are kept in the loop throughout your build, answering any questions along the way. Please remember your home is a construction site so the necessary precautions need to be taken and all children should be supervised at all times.

How much deposit do we need to pay?

Usually 10% of the total contract price. This may vary based on the project. This enables us to make all necessary bookings to allow for a smooth start to your home.

How often are payments made during construction?

Payments are generally made upon completion of certain milestones. For example – Progress Payment 1 – Is due upon completion of Foundations and Floor. All payments and amounts will be set out in the Building Contract. Payments can easily be tailored to suit you or your banks requirements. Invoices will be provided when each payment is due. You then have 7 days to make the payment.
