Where we began
As a lad growing up in Waikanae, Daniel Klinkenberg used to dream about building a flying fox between his and his mate’s houses. It was the smart solution really – it would be much quicker than walking. Nowadays, Daniel’s appetite for pushing the boundaries has only grown. But while he might be building homes rather than flying-foxes, he still loves thinking about how he can help people have awesome journeys.
In 2004, Daniel and wife Bronwyn saw a gap in the Waikato for a building company that valued quality craftmanship and excellent customer service, regardless of whether they were building a classic first home or a luxury designer home.
Urban Homes was born, and quickly established itself as a company that cared about the client’s journey, and treated every project as if it was their own.
Urban Homes build process
Preliminary design
If you have a wish list of features you would like included in your dream home, our experienced
architectural designers can incorporate these into your customised design. These preliminary designs of
your home will be drawn to suit your budget and lifestyle. We can do this at a fraction of the design cost
you would usually pay.
Concept drawings and 3D model
Your concept drawings and interactive 3D model will enable you to see exactly what your home
will look like once it’s completed, before we’ve even started the build. Our approach allows you to
experience the WOW factor of an Urban build right from the very beginning.
Quote
Once the preliminary design is completed, we will begin construction costing. This will take
approximately three weeks, at which point we will provide you with a full, fixed-price quotation and
summary. This will detail exactly what is included and excluded in the price. Plans and Council consents
will be included in the quote, unless specified otherwise. There is no cost for this quote.
Contract
Once you have accepted the quotation, we will draw up a Master Builders full build contract and
complete a Registered Master Builders guarantee application. Once you have signed the contract
agreement, a contract deposit will be invoiced to you. Construction drawings will commence as soon as
the deposit is paid.
Consent
Construction drawings will be completed and submitted to Council for building consent. If required,
we will also organise an engineer to carry out any structural, drainage or geo-tech reports required by
Council at this stage. The construction drawings usually take four to five weeks to complete. A further
20 working days is then required for the drawings to be processed through Council.
Construction
Construction will commence within 3 weeks after plans are approved by Council and building consents
granted. Prior to this, you will be given a construction schedule with a start and expected completion
date. We will also assign you an experienced project manager to liaise with throughout the build process.
